Summary

We responded to a report of nighttime attic activity at a bungalow in Pickering. Our inspection confirmed raccoon access through the roofline/soffit area. Humane removal was completed during the initial visit, followed by targeted exclusion work. A return visit confirmed no further activity and that the exclusion remained secure.

Inspection & Findings

During the first visit, a full exterior roof inspection was completed. Activity was traced to the loft area of the roof, with access occurring at the soffit line. Evidence observed was consistent with raccoon use of the roofline for entry.

Cause Analysis

Raccoons commonly exploit roof edges and soffit seams to access attic spaces, particularly on bungalows where rooflines are lower and easier to reach. Repeated use can widen small openings, allowing continued access. Once inside, raccoons may establish a den site if conditions are undisturbed.

Treatment / Removal

On the initial visit, the raccoon family occupying the loft area was humanely removed. A one-way door was not required due to the direct removal of the animals during inspection. All work was carried out using non-lethal methods.

Exclusion & Repairs

Approximately ten feet of soffit along the affected roofline was sealed to prevent re-entry. Screening was installed beneath the soffit area to reinforce the opening and deter future wildlife access.

Outcome & Confirmation

On the second visit, the homeowner reported no further wildlife activity. The exclusion work was inspected and found to be intact. No additional entry points or signs of raccoon activity were observed, and no further action was required.
